In May 2025, the New York womenswear label TWP opened a store at 33B Highland Park Village. It was the brand's only store in Texas. D Magazine has since described that store as a pop-up. This fall TWP is opening a permanent Dallas store on Knox Street, not at the Village.
Cult Gaia is following a similar path. So is Brian Bolke's Conservatory. Each started at Highland Park Village and is now opening on Knox. The pattern makes more sense once you know who signs the leases on both streets.
The Knox Street mixed-use project is a joint venture of BDT & MSD Partners, Trammell Crow Company, The Retail Connection and Highland Park Village Associates. According to the Trammell Crow announcement from February 18, 2026, the project covers more than one million square feet. It includes 100,000 square feet of retail, a 140-room hotel run by Auberge Collection, and a half-acre park connected directly to the Katy Trail.
The same release says Knox Street's retail leasing is led by Stephen Summers and Kaitlin Travis of Highland Park Village Associates.
That detail explains a lot. When one group is choosing tenants for both shopping areas, a brand that tests well in a short-term space at the Village has an obvious next home a short drive away. And the Village's own storefronts can go to tenants that only want one Dallas address and want it to be a flagship.
Three brands show the handoff clearly this year.
| Brand | Time at Highland Park Village | Knox Street plan | Reported timing |
|---|---|---|---|
| TWP | Store at 33B Highland Park Village, opened May 22, 2025 | Permanent store | Fall 2026 |
| Cult Gaia | One-year pop-up at MARKET, 26 Highland Park Village | 2,757-square-foot boutique with an on-site matcha bar | November 2026, per PaperCity |
| The Conservatory | Original store opened at the Village in 2019 | Two-story, 10,000-square-foot sister store with an outdoor deck and a bar/restaurant concept | By end of 2026 |
D Magazine's write-up on Cult Gaia says the brand was "testing the waters with a residency in Market Highland Park Village" before committing to Dallas full-time. PaperCity puts the Knox opening in November. D Magazine's September 29 tracker just says fall 2026, so plan on late in the season.
There's also an older example. Anthropologie moved from Highland Park Village to Knox Street in 2022. In May 2025 it moved again, a couple of blocks over into the former Mitchell Gold and Bob Williams space, which made room for Kith.
The other half of the pattern shows up when you look at what's filling the Village. On October 2, People Newspapers reported three international fashion houses on the way.
These are long-term flagship tenants, very different from a one-year residency. Not everyone has stayed, either. The Dallas Business Journal reported in June that Jimmy Choo opened at NorthPark Center after closing its Highland Park Village store. Knox has lost a longtime tenant to NorthPark too. D Magazine reports that Pottery Barn, on Knox since the '90s, moved there in 2026.
The overall picture is a two-tier district. The Village is filling up with heritage houses that want one prominent Dallas address. Knox is picking up younger labels, many opening their first Texas store, along with brands the Village has already given a trial run.
You don't have to wait for the hotel to see the change. These spots opened in 2026:
Knox Street's own online directory still labels HART and Addison Bay as "Coming Soon." Both are open, according to local coverage.
These are announced targets, not confirmed openings. Dates past today, October 5, could still move.
The last piece is physical. The Trammell Crow announcement describes a half-acre park connected directly to the Katy Trail, and D Magazine reports a pedestrian passage linking the trail to Knox Street. Sant Ambroeus, an all-day café first founded in Milan in 1936, will open its first Texas location at the base of The Lora apartment tower, overlooking Knox Street Park, with an outdoor patio.
The Knox Hotel and Residences is scheduled to open in late 2026. Plans include signature restaurants and bars, a full-floor spa, and an outdoor pool and bar looking toward Downtown Dallas. The nine-story office building at 3333 Knox, 100% preleased since fall 2024, is also due in late 2026. Once the passage opens, the Katy Trail will lead straight into a shopping street leased by the same group that runs Highland Park Village.
