Through November 4, there's only one way to drive into Mockingbird Station. DART's station page says all traffic enters on Twin Sixties Drive and leaves on E. Mockingbird Lane. Worcola Road north of Twin Sixties is closed through February 2027, and the station page flags parking as limited during construction.
Being right next door matters more this fall. Most M Streets households can skip the driveway question altogether. The center's biggest draws between now and the holidays are evening screenings at the Angelika, a few new shops and a mural in the stairwell. The people who'll get the most out of them are the ones who arrive on foot.
The lot that used to be surface parking is now a hole in the ground. Trammell Crow Company broke ground on January 22, 2026, on a four-level underground garage with about 500 spaces and a 394-unit apartment building. The Advocate reported that DART will own and operate the public garage. Trammell Crow's project page now estimates completion in the fourth quarter of 2027. That's a projection. The Advocate's January story put it a little more loosely at "about two years."
That leaves a long stretch, roughly the next year, before the replacement garage exists. For now, DART's station page lists 140 free parking spaces at the station. Compare that with the 500 spaces planned underground, and you can see how much driving room the build-out has squeezed out until the garage opens.
Here's how the current access setup works, according to DART:
The lane pattern runs through November 4 and could change after that, so check DART's alerts before a trip that depends on it.
The construction's toughest window lines up almost exactly with the Angelika Film Center's busiest repertory calendar. The theater's Dallas homepage is promoting Hitchcocktober 2026, plus its Angelika Classics, Musical Mondays, Black and White, Monday Epics and BTS Live series. The theater just hosted the third annual DIFF Shorts Film Festival on October 16 through 18, with shorts, filmmaker Q&As and panels.
The fall series still have dates ahead. These are the dates from Monday, October 26 onward listed on Do214's Angelika venue page:
| Date | Series | Film | Time |
|---|---|---|---|
| Monday, Oct. 26 | Angelika Classics | Dr. Strangelove | 7 p.m. |
| Wednesday, Oct. 28 | Hitchcocktober | Vertigo | 7 p.m. |
| Saturday, Oct. 31 | Hitchcocktober | Psycho | 7 p.m. |
| Monday, Nov. 2 | Musical Mondays | Meet Me in St. Louis | 7 p.m. |
| Monday, Nov. 9 | Monday Epics | Interstellar | 7 p.m. |
Four of those five screenings fall before November 4, while the one-way traffic pattern is still in place. On Halloween, Psycho starts at 7 p.m. on a Saturday, so anyone driving in will be using the single Twin Sixties entrance and the limited parking. If you're coming from a few blocks away, you don't have to deal with any of it.
This isn't a one-off. Back in February, the Dallas Observer talked with the Angelika's manager about plans for cult-film and 35mm programming in 2026. The fall calendar shows that plan in action, and a night out there will be just as easy to reach on foot after the traffic notice ends.
The retail side has been adding the kind of stops that fit before or after a movie. The center's June post, "Latest Arrivals," welcomed Le Rêve Gelato & Pâtisserie, Ed Kellum & Son and CoolHeads Salon for Men.
Le Rêve is open. CraveDFW reported on July 10 that the gelato and pastry shop had opened its second Dallas location at Mockingbird Station. If you're walking over for a 7 p.m. screening, it's a natural stop on the way.
Ed Kellum & Son, the luxury appliance, audio and video showroom, has been there longer than its listing suggests. The East Dallas Chamber of Commerce calendar shows a grand-opening weekend at the Mockingbird Station showroom from April 24 through 26, 2026. The center's homepage still labels it "Coming Soon."
It's worth a look at the stairwell on your way to the platform. The new mural there is called "Journey at the Station." It was painted by artist Marie Pohlman, with creative direction by Marcella Solorzano, according to the center's announcement.
These new arrivals join the established tenants listed on the center's homepage. They include 360 Brunch House, The Londoner Dallas, The People's Last Stand, Wulf Burger, Hyena's Comedy Club, Sandbox VR, Glow Sauna Studios, CorePower Yoga, StretchLab and Strong Pilates. A lot of that mix is about evenings and wellness. Those trips tend to start after work, when traffic on Mockingbird is heaviest and the one-way exit matters most.
Lemma Coffee Co. is the opening that will change the center's mornings, and as of the center's latest directory it was still listed as "Coming Soon." The Advocate reported on August 3 that the café would take Suite 150 at 5331 E. Mockingbird Lane and that the space needed another four to six weeks of renovation. In a September 30 build-out feature, Sprudge said the operator hoped to open by the end of September. The directory hadn't been updated to show it open, so check Lemma's own channels before you plan a morning around it.
The same directory lists Bang Cookies and Time Mission as "Coming Soon." Neither one has a public opening date yet.
The center's events calendar is also quiet. Its most recent event, The Fit Station, was on July 2, and no October events are posted. For now, the Angelika's screenings are the closest thing to a fall events calendar at Mockingbird Station.
Here's how the next year plays out at the station, in order:
Until that last item happens, the station has just 140 free spaces and a temporary one-way driveway, plus a full calendar of evening screenings. M Streets households that can reach the Angelika on foot or by one rail stop can get there without dealing with any of the construction detours.
A project like the Mockingbird Station build-out changes what being nearby is worth, both while the work is going on and after the garage and apartments open.
